Most estate agent websites exist to show you the agent. This one exists to be useful to you — whether you ever pick up the phone to me or not.

Here's the thinking. Selling or buying a home is one of the biggest financial decisions most of us make, and the information around it is mostly either generic national content or thinly disguised advertising. What's missing is the local, honest version: what actually works when you're selling a three-bed semi in Oswestry, what buying on the England–Wales border really involves, and what living here is like when the brochure adjectives are stripped out.

So that's what you'll find here:

One promise: everything here is written the way I'd say it across a kitchen table. If something's worth knowing but awkward to say, it goes in anyway — that's the point of the site.
