Oswestry market note — July 2026
A short note on what I'm actually seeing in and around Oswestry this month — on the ground, not from a national headline.
Realistic pricing is being rewarded quickly. Homes that launch at an evidence-based figure are getting their viewings in the first fortnight, which is exactly when you want them. The pattern I keep seeing: the well-priced home sells while its over-priced neighbour watches, then reduces, then sells later for less. It's the oldest story in property and it's playing out here weekly.
Buyers are doing their homework. The buyers I meet arrive knowing the sold prices on the street, not just the asking prices on the portal. If your asking price can't survive that comparison, they don't negotiate — they just don't book the viewing.
The villages are quietly busy. Interest in the villages around town — particularly the ones with a pub, a school run that works, and workable broadband — remains steady, including from buyers relocating from further afield who've discovered what the borderlands offer.
What this means if you're thinking of selling: preparation and pricing matter more than timing the season. Get the house ready (the free guide is the checklist), price it with evidence, and launch properly once.
A note on these updates: I'll write what I'm genuinely seeing, including when the news is "it's quiet." If you want the numbers for your specific street and situation, that's what a free market appraisal is for — 07861 144070.
